The ROI of Home Staging: How Much Value can Staging Add? 

If you're not familiar with the term, home staging is a strategy that helps prepare a property for sale or rental by highlighting its best features. The process also allows viewers of a place to picture themselves living there and creates an appealing, welcoming environment which makes the most of the available space. So it becomes easier for the prospective tenant or buyer to forge an emotional connection with the place.

Why staging matters for faster sales

Home staging also increases the likelihood of a quicker, more successful sale. Some experts, for example, have indicated that beautifully staged properties can sell up to three times more quickly than those which have not been staged.

In fairness, since home staging represents a significant investment at a time when you may have many other outgoings, it’s understandable that you might dismiss it as an unnecessary expense.

However, according to the Home Staging Association UK’s figures for 2025, properties which have been professionally presented will, on average, go for 8 to 10% more than those which have not been. Put differently, for a property priced at £350,000, that brings in an extra £28,000 to £35,000.

Other figures from the association show that in competitive areas, such as within the premium London market, the average value added to a house or apartment can be closer to 10 to 12%. Meanwhile, places nearer the top end of the spectrum, i.e. those worth £500,000 or more, are likely to see the biggest gains from the use of staging.

Staging Improves Buyer Interest

When you look at the speed of sales, while unstaged places are typically on the market for 69 days, the average for expertly presented homes falls to 24 days.

The other figures speak for themselves. Buyers are three and a half times more likely to put in an offer following a viewing of a staged property, while these homes also tend to receive far more viewing requests and multiple offers from viewers. They even gain more interest at the stage where people are just looking at places online.

Another statistic to bear in mind is that while nearly half (46%) of unstaged apartments and houses see price reductions, fewer than one in ten (9%) of staged homes do. (And when these do happen, they’re typically smaller.)

Finally, data from one major online property portal shows that, in 2025, UK home purchasers will pay a premium of, on average, 12-18% for somewhere perceived as being ready to move into immediately. A cleverly staged home will encourage this perception.
