Property staging is the process by which spaces are made more appealing to those looking to rent or buy them, through furnishing, decorating and so on. The practice is increasingly widespread across the UK, and this work can be outsourced, or estate agencies may provide the service in-house.

It’s something which should ideally be almost invisible – spaces ought to look seamlessly authentic and natural, despite having been engineered for a prospective purchaser or tenant; they shouldn’t look ‘staged’.

The idea is that you create an interior which allows someone to turn up with their suitcases and move in immediately and make it their home. The process isn’t necessarily about attracting scores of viewings, but about attracting buyers or tenants who ae prepared to pay the asking price or rent immediately.

While estimates vary, according to the UK’s Home Staging Association, property dressing typically enhances offer value by between 4% and 6%. What’s more, you dramatically reduce the time it takes to sell or let out a place.

So no wonder that, while the sector is still in its relative infancy here, compared to, say, the US, it’s getting bigger all the time.

How home staging works with McGlashans Interiors

So – how does it work in practice?

1.)    Site visit

We’ll come to your property for an initial conversation and viewing and to discuss what you need. You can ask us any questions you may have, plus we’ll offer expert advice on how to stage the apartment or house to showcase it in the best possible light.

2.)    Design to brief

Once we’ve confirmed the project details, we’ll design the property to the agreed brief. The client then has the chance to approve the design before we move on to the next stage.

3.)    Procurement

During this step, we’ll source all the high- quality materials, furnishings and fittings we’ll need to meet the brief, before we start work on the staging.

4.)    Deliver and install

At this point, we fit the previously agreed furnishings and decorations and do whatever else is necessary to stage your home as per the brief. Next, we’ll add the finishing touches to complete this stage, whether that’s fresh flowers or anything else.

5.)    Professional photography

This is obviously a key part of marketing the flat or house. And we believe it’s too important to leave to anyone other than an expert professional. The photographer will take the pictures that present your place in the best possible light and highlight the features which make it special.

6.)    Property viewings

Now you’re ready to show potential tenants and purchasers around. As mentioned, with home staging you’re far more likely to secure viewings from those who are serious about buying or renting your home, leading to quicker completion of your property transaction.

7.)    Celebrate!

Once the successful let or sale is all done, it’s time to crack open the champagne.
